Questions people always ask.
Are these my final numbers?
No, they are careful estimates built from real lender fee schedules and current Texas title rates so you can plan with confidence. Your official numbers arrive on a Loan Estimate within 3 business days of applying.
What exactly is "cash to close"?
Everything you bring to the closing table: your down payment, lender and title fees, the first year of home insurance, prepaid interest, and the escrow account deposits, minus any seller or lender credits.
Do I pay mortgage insurance forever?
On a conventional loan it drops off automatically once you reach 22% equity, and you can request removal at 20%. FHA mortgage insurance runs 11 years with 10% or more down, otherwise for the life of the loan, which is why many FHA buyers refinance later. VA loans never have monthly mortgage insurance.
Why can the lowest payment still cost more?
A lower rate or smaller down payment can hide costs that show up later: mortgage insurance, financed fees, and slower equity. The "true net cost" line adds up everything you pay and subtracts the equity you build, so different paths compare fairly.
Which option should I pick?
It depends on how long you plan to stay, how much cash you want to keep in reserve, and your monthly comfort zone. The break even callouts on page 1 show when paying more upfront starts winning. Fifteen minutes on the phone and we will land on the right one together.

Conventional, FHA, VA, or jumbo. Mortgage insurance, funding fees, and title costs are figured automatically, so there's nothing technical to know.

Side by side payments, itemized cash to close, equity growth, and the true net cost of each path over 5 to 30 years.
Common questions.
Is FHA or conventional better for me?
It depends on your credit, down payment, and how long you'll keep the home. FHA often wins on rate and upfront cash, conventional often wins long term because mortgage insurance drops off. That's exactly the tradeoff this tool shows you in dollars, on your numbers instead of someone's blog post.
How accurate are the closing costs?
The fee schedule mirrors real Lone Star Financing fee worksheets and Texas promulgated title insurance rates, so the totals land very close to an actual quote. Your official numbers come on a Loan Estimate after you apply.
What does this cost and what's the catch?
Nothing and there isn't one. No signup, no email required, nothing saved anywhere except your own browser. If the numbers raise questions, I'm one call away.
Let's review your options together.
Fifteen minutes on a screen share and I'll pull the real property data, dial in live rates, and hand you a clean PDF of the comparison.
