Will that rental qualify?
DSCR loans qualify on the property, not your tax returns. If the rent covers the payment, the deal works. This tool runs the exact math lenders run: the DSCR ratio, monthly cash flow, cash to close with every fee itemized, and, when a deal falls short, exactly how much down payment or rent it takes to fix it. No login, no email wall.

Common questions.
What is a DSCR loan?
A debt service coverage ratio loan qualifies you on the property's rent instead of your personal income. Divide the monthly rent by the full monthly payment (principal, interest, taxes, insurance, HOA). At 1.0 the rent covers the payment and most lenders will do the deal. At 1.25 you unlock the best pricing. No tax returns, no W2s, no DTI math.
What are the minimums for a DSCR loan?
Most programs want 20% or more down, a credit score of 620 to 680 or better, and a DSCR at or above 1.0, with options below 1.0 at adjusted pricing. Loan amounts typically run $75,000 to $3 million, and lenders want to see 3 to 6 months of payments in reserves. LLCs are welcome, and so are first time investors with most lenders.
Does it work for short term rentals?
Many DSCR lenders count short term rental income using 12 month revenue history or a market rent analysis. The tool works the same way: put your expected monthly revenue in the rent field. Airbnb and VRBO properties usually need a bit more cushion, so target 1.25 or better.
