Flexible access to home equity · Texas

Texas
Texas HELOC loans.

An eligible home-equity line of credit gives you access to funds as you need them while keeping your existing first mortgage. Understand the draw period, payment changes, and Texas requirements before choosing a line.

Options depend on your qualifications, property, and lender review. This overview is not a loan approval or rate quote.

Know your options

How this
program works.

Draw as needed

A HELOC is a revolving credit line rather than a single lump-sum payout. The amount drawn influences the interest and repayment obligations.

Keep the first mortgage

An eligible HELOC can sit alongside your existing mortgage. Compare the total payment, fees, and lien structure rather than focusing only on the first mortgage rate.

Review variable-rate risk

Many lines have a variable interest rate. Lone Star Financing also describes fixed-rate lock features on some options; availability and terms need to be confirmed.

Make an informed choice

What to
consider.

  • Texas home-equity transactions generally limit combined borrowing to 80% of the home’s value.
  • Payments can change when rates change or when the repayment period begins.
  • Your home secures the debt, and Texas-specific occupancy and lien rules apply.

Common questions

A clearer
starting point.

Is a HELOC a one-time lump sum?

No. A HELOC normally allows eligible draws against an approved line during the draw period.

Will the payment stay the same?

Not necessarily. The balance, rate, and transition from drawing to repayment can change the payment.

Can a HELOC preserve my first mortgage?

An eligible HELOC may allow that. We will compare the combined payment and costs with other equity options.
