A mortgage that fits your next goal · Texas

Texas
Mortgage refinance.

Make your existing mortgage fit your next goal. Compare a rate-and-term refinance, a shorter loan term, mortgage-insurance changes, or an eligible equity solution with the costs and savings in view.

Options depend on your qualifications, property, and lender review. This overview is not a loan approval or rate quote.

Know your options

How this
program works.

Start with the reason

A refinance might change your payment, loan term, interest structure, or loan program. A lower payment and a lower total cost are not always the same thing.

Review your break-even point

Compare closing costs with the expected savings and how long you plan to keep the loan. Refinance savings depend on the actual new terms.

Choose the right path

Lone Star Financing lists conventional refinance, cash-out, VA IRRRL, and FHA Streamline options. Home-equity loans and HELOCs may be alternatives to replacing your mortgage.

Make an informed choice

What to
consider.

  • Closing costs can offset the benefit of a lower rate.
  • Restarting a longer loan term can increase total interest, even if the payment drops.
  • The current loan type, equity, credit, and property affect your choices.

Common questions

A clearer
starting point.

Should I refinance just because rates drop?

We should compare the savings, fees, new term, and how long you expect to keep the loan before deciding.

Can I refinance to remove mortgage insurance?

It may be possible with qualifying equity and an appropriate loan program. Compare that option with the insurance rules on your current loan.

Do I have to replace my first mortgage to access equity?

Not always. An eligible HELOC or home-equity loan may preserve your first mortgage; the complete cost needs to be compared.
