Texas
Conventional loans.

Options depend on your qualifications, property, and lender review. This overview is not a loan approval or rate quote.

Know your options

How this
program works.

A flexible starting point

Lone Star Financing offers fixed-rate and adjustable-rate conventional options. The right structure depends on your payment goals and how long you expect to keep the loan.

Low down payment options

Some qualified purchase borrowers may be eligible for 3%–5% down. Occupancy, loan type, credit, and underwriting determine what is available.

Understand mortgage insurance

A 20% down payment generally avoids private mortgage insurance. With less down, compare the cost of PMI and the requirements for eventual cancellation.

Make an informed choice

What to
consider.

  • Your credit, income, existing debts, and available funds are reviewed together.
  • Conforming loan limits change annually; higher loan amounts may require jumbo financing.
  • Primary homes, second homes, and investment properties can have different down payment and pricing requirements.

Common questions

A clearer
starting point.

Is a conventional loan only for first-time buyers?

No. Conventional financing can serve first-time and repeat buyers, subject to the property and loan requirements.

Can I buy with less than 20% down?

Some eligible buyers can. We will compare the down payment, PMI, payment, and overall cost rather than looking at the down payment alone.

How do I know whether I need a jumbo loan?

We will compare your loan amount with the applicable conforming limit and review jumbo options if needed.
