Know your options

How this
program works.

Evaluate the whole building

Rent rolls, leases, occupancy, expenses, and the appraisal help establish the property’s qualifying income and value.

Match the unit count to a program

Crestmark lists duplex, triplex, fourplex, and selected small multifamily options. Five or more units can require a different lending structure.

Purchase or refinance

Published programs support eligible acquisitions and refinances. Review loan term, reserves, guarantees, and any prepayment provisions.

Make an informed choice

What to
consider.

  • Unit count and property classification influence the available programs.
  • Operating statements and a rent roll may be required for larger properties.
  • Vacancy, condition, income documentation, and borrower experience can affect underwriting.

Common questions

A clearer
starting point.

Can I finance more than four units?

Crestmark advertises selected programs for 5–8 unit buildings as well as 2–4 unit properties. Availability depends on the building and underwriting.

Is a personal guarantee still possible?

Yes. Property-income qualification and entity ownership do not automatically remove personal guarantee requirements.

Can I use the program for a refinance?

Crestmark lists purchase and refinance uses. The building’s income, current debt, and proposed structure need review.
